Villa K is our family home, studio and Living Lab in Vinkeveen, near Amsterdam. It brings together more than two decades of Kolenik thinking in one real, lived environment — a place where interior architecture, craftsmanship, technology and everyday life can be experienced as a whole.
FIRST AND FOREMOST, A HOME
Everything at Villa K starts with the same question we ask in a client project: does it make living better? The house is designed to feel calm, warm and intuitive. Technology is integrated quietly into the architecture and interior. The most advanced systems are often the ones its residents barely need to think about. Because ultimately, a sophisticated home should also be an effortless home to live in.
FROM VILLA K TO CLIENT HOMES
Villa K is a source of knowledge, not a blueprint. Every project draws from that knowledge differently. For one client, it may simply mean better acoustics, cleaner water or more intuitive lighting. For another, it may extend to an integrated approach to wellbeing, longevity, energy resilience and security. The degree is always shaped around the client, the property and the brief. The interior remains the experience. The complexity stays behind the scenes.
WHAT WE EXPLORE
WELLBEING & INDOOR ENVIRONMENT
The quality of a home is shaped as much by what we do not see as by what we do. Air quality, temperature, humidity, light, acoustics and sleep all influence how we feel, recover and function. At Villa K, these elements are considered together as part of one indoor environment rather than as separate technical systems. Advanced air filtration and purification contribute to cleaner indoor air, while climate, acoustics and lighting are carefully managed to support comfort, concentration, rest and recovery. The objective is not to make wellbeing visible as a feature. It is to create an environment that simply feels better to live in.
WATER QUALITY & CONTINUITY
Water is approached with the same level of attention as any other element of comfort. The primary supply can be filtered and purified to a higher standard, while the system itself is designed around the performance expected from a contemporary high-end home — including generous flow, pressure and simultaneous demand. Additional layers can provide greater continuity when required. Alternative water sources, including collected rainwater, can be stored, treated and purified to a very high standard — potentially suitable for potable use where local regulations permit. The intention is not to limit how water is experienced, but to create greater control over its quality, availability and performance.
INVISIBLE TECHNOLOGY
Technology should make a home easier to live in, not more complicated. At Villa K, lighting, climate, shading, audio, access and other intelligent systems are considered as one integrated layer within the architecture. The more advanced the technology becomes, the less attention it should require from the people using it. Automation can anticipate everyday routines, while essential functions remain intuitive and understandable. Technology will continue to evolve. A well-designed home should therefore remain usable, adaptable and comfortable even as individual systems change over time. More capability should require less interaction, not more.
SECURITY & PRIVACY
Security is most effective when it creates confidence without changing the emotional character of a home. At Villa K, physical security, perimeter protection, access, detection, privacy, connectivity and digital infrastructure are considered together. Where appropriate, additional layers can provide protected zones or greater continuity during unexpected situations. These measures are integrated into the architecture rather than added as visible expressions of security. The objective is not to create a fortress, but a home in which protection, privacy and everyday freedom can comfortably coexist.
ENERGY & RESILIENCE
A contemporary home increasingly depends on energy for almost every aspect of daily life. Energy generation, battery storage, backup systems and intelligent load management can provide greater continuity when external infrastructure is temporarily unavailable or under pressure. At Villa K, we explore how energy can be managed as an integrated system, with essential functions such as climate, security, connectivity and water infrastructure considered as part of the same resilience strategy. The aim is not to reduce comfort in order to become more independent. Resilience should increase comfort and capability, never restrict them.
MATERIALS, CRAFT & LONGEVITY
Materials are considered for far more than their appearance on the day a project is completed. We look at how they feel, age, perform and respond to everyday use. Natural stone, timber, textiles and bespoke elements are evaluated through the combined lenses of tactility, craftsmanship, durability, health and ease of maintenance. The same thinking applies to detailing. A sophisticated solution should not only look resolved; it should remain practical to maintain, repair or adapt over time. True quality is not measured only by how something begins, but by how well it continues to perform and how gracefully it ages.
LIVING WITH NATURE
Villa K is also a place where our relationship with nature can be explored in a more personal way. A low-maintenance urban farm allows fresh herbs and vegetables to become part of daily family life, supported by automation and professional care where useful. The property also has beehives. Beekeeping began as a personal interest for Robert, who learned the craft himself and continues to maintain the hives as part of life at Villa K. These elements are not intended as a blueprint for client homes. They simply reflect the freedom of the Living Lab to explore, understand and enjoy the natural processes surrounding the home. For our children, they also create a more direct relationship with seasons, food and the landscape in which we live.

Living with these ideas changes the way we evaluate them. Performance matters, but so does the amount of attention something requires. Every solution is judged not only by what it can do, but by how naturally it becomes part of everyday life. That experience allows us to recommend selectively and from first-hand knowledge.

By appointment, clients and selected partners can experience Villa K as a complete environment and understand how architecture, interior, technology and atmosphere work together. Villa K is also selectively available for private stays, offering the rare opportunity to experience a Kolenik home as it was intended — by actually living in it.
